Make sure when it comes time for your property to be appraised that either you or your agent are there to meet the appraiser to try to get the maximum value for your property. If you have done all your homework to determine the true value of your home, don’t take the risk of now losing that true value to an appraiser.
Appraisers are agents and most have Safe Keys (sometimes called Supra Keys). We make sure we remove the Safe Keys from our properties the minute our homes are in escrow.This allows us to have full control over who enters the property and when, forcing appraisers to make an appointment to enter with us. They don’t usually like this, but we do it anyway because it’s our home and our investment.
At your appointment, you should be armed with your own comps as well as list of all upgrades you have made to the home. Walk through the home with your appraiser and point out all the upgrades and any other special features. Make sure to take notes of any recommended repairs and ensure the appraiser that they will be done immediately, although new guidelines do not allow much one on one contact directly with an appraiser. Being friendly and personable can however go a long way.
